Delta Home Additions & ADU: The Los Angeles Owner’s Guide
Home additions and ADU construction with Delta-compatible fixtures and components typically runs $53,100 – $153,400 in Los Angeles, depending on square footage, foundation work, and finish level. Most owners discover a failing part mid-project: a faucet that never seated right after rough-in, a shower valve that drips behind the wall, or a tub drain that backs up because the original rough plumbing was set at the wrong slope. We stock the Delta-specific parts that hang up LA remodels most often, and we install them as part of the broader project or as a standalone fix.
What you’re really dealing with here is rarely the part itself. It’s how the part was specified or installed. In Los Angeles, we see two patterns constantly: additions permitted under older code that now need updated flow-rate fixtures, and ADU conversions where the original garage slab wasn’t pitched for proper drainage. The Delta component is usually fine. The person who put it in wasn’t thinking about what happens five years later. That’s where we come in.
Which Delta Models This Applies To

Delta’s residential line spans three series that show up in Los Angeles additions and ADUs: the Monitor series (pressure-balanced shower valves, the workhorse in most remodels), the Trinsic series (sleeker trim kits, common in higher-end ADU builds), and the Vero series (touch-clean spray heads and magnetic docks, frequently spec’d in kitchen additions). Each series uses different cartridges and trim screws, and here’s the gotcha that trips up even experienced contractors: a Monitor 13/14 series cartridge will not seat in a Monitor 17 series valve body, even though the handles look nearly identical at a glance. You match the cartridge by pulling the trim plate and reading the stamped number on the brass body, not by eyeballing the handle style.
On the OEM-versus-aftermarket question: Delta’s OEM RP parts are the only ones we’ll install behind a wall. The aftermarket universal cartridges you see at big-box stores are machined with looser tolerances, and we’ve pulled too many of them out of dripping valves. For exposed trim and finishes, quality aftermarket kits from brands like Danco exist, but the weight and plating never quite match Delta’s PVD finishes. If the fixture is going to be visible every day, buy the Delta part. If it’s buried, buy it twice over.
We also stock compatible finishes and parts for KraftMaid, Cambria, and Silestone when the addition involves cabinetry or surfaces that need to integrate with your Delta fixtures.

Signs Your Delta Home Additions & ADU Is Failing
- Water pressure drops in one room but not others. This is usually a Delta pressure-balancing spool that’s seized with mineral deposits. In Los Angeles, the water is moderately hard across most of the city, and the spool is the first thing to stick. You’ll notice it most in the second bathroom of a new ADU, because that line often wasn’t flushed properly after rough-in.
- A new drip from the tub spout or shower head. On a Delta valve, a drip that starts weeks or months after install usually means the cartridge’s rubber seats have torn from debris that was in the line during construction. We see it when drywall dust and copper shavings get into the supply lines and never get blown out before trim-out.
- Finish flaking or pitting on the trim plate. Delta’s chrome trim is durable, but the lower-cost builder-grade lines used in some room additions don’t hold up to the spray of household cleaners. If the finish is failing within two years, the wrong trim line was spec’d for a wet environment.
- Temperature swings in the shower when a toilet flushes. The pressure-balancing valve is doing its job, but the Delta cartridge may be overdue for replacement. The rubber components in a Delta cartridge have a real service life of about 5 – 7 years in Los Angeles water conditions. After that, you get temperature spikes and you’ll curse the person who put the valve in.
- Grout cracking around the tub or shower base in a new ADU. This is rarely a tile problem. It’s usually a Delta tub drain or shower drain that was set slightly proud of the subfloor, which puts flex on the tile assembly. The fix is pulling the drain, resetting it at the right height, and patching the tile. The part is salvageable; the installation wasn’t.

AfterReplacement Cost & What’s Included

For a typical homeowner in Los Angeles, the installed price to replace Delta-specific plumbing components within a home addition or ADU project runs from $53,100 – $153,400 when it’s part of the full addition scope. If you’re isolating just the Delta fixture work, the line-item cost is far lower: a cartridge replacement runs $175 – $400 including the part and the service call, while a full trim kit swap with a new valve rough-in behind a wall runs $1,200 – $3,500 depending on access.
What drives the broader range is square footage, foundation type (slab-on-grade ADU conversions cost less to plumb than raised-foundation additions), and whether you’re converting an existing garage or building new from the foundation up. Every project gets a written price before any work starts. No verbal estimates that grow on the final bill. The Delta parts we install carry Delta’s own limited warranty, and our labor is covered by the 365-Day Done Right Promise: if the work isn’t right within a year of completion, we make it right at no cost to you.
DIY or Call Us?
Here’s the honest split. Replacing a Delta shower cartridge or trim kit is a manageable DIY job if you can confidently turn off the water to the house and you own a set of Allen wrenches and channel locks. The risk is that a cartridge that’s seized from LA hard water can become a two-hour fight that ends with a damaged valve body. If you’re opening the wall behind the valve, that’s no longer a parts swap, that’s plumbing work, and if you get the rough-in depth wrong by a quarter inch, your new trim plate won’t seat or the handle will bind.
Where people get into real trouble is running new supply lines or moving a drain for an ADU addition and then discovering the Delta fixtures they bought won’t connect to the existing pipe. That’s a job for a licensed contractor who’s already pulled permits on dozens of LA accessory dwelling units. If you’d rather not guess, call (213) 632-5711. We’ll tell you what’s wrong, what it costs, and whether it’s even the Delta part that’s the problem.
FAQs

Delta cartridges and valves typically last 5 – 7 years in Los Angeles water conditions before rubber seats degrade, though brass valve bodies can outlast the house. Hard water mineral buildup shortens cartridge life, especially in neighborhoods like Sherman Oaks and Encino where water hardness runs on the higher side of the city average. If your Delta fixtures are older than seven years and you’re planning an addition around them, budget for cartridge replacement during the project. Call (213) 632-5711 for an exact assessment.
Yes. Cartridges, spools, and trim assemblies are repairable with OEM Delta parts, and that’s almost always cheaper than a full fixture replacement. What can’t be repaired is a valve body that’s been cross-threaded or seized from a bad DIY attempt. If you’ve already had a go at it and stripped something, the repair cost goes up because we’re replacing the rough-in, not just the wear part. Call (213) 632-5711 and we’ll tell you over the phone which camp you’re in.
A cartridge or trim kit swap takes under an hour if the valve body is in good shape. Replacing a rough-in valve behind finished tile takes a half day. A full ADU plumbing rough-in with all Delta fixtures set and tested takes one to two days depending on the number of fixtures and access. Call (213) 632-5711 and we’ll give you a firm timeline in writing.
We stock Delta Monitor and Trinsic series cartridges, pressure-balancing spools, and common trim kits on our service vehicles, along with compatible cabinets and surfaces from KraftMaid, Cambria, and Silestone when the job calls for it. If the part is a less common Vero series trim finish or a specific PVD color, we order direct from Delta and have it within 2 – 3 business days in Los Angeles. Call (213) 632-5711 and we’ll confirm what’s on the truck before we roll out.
