Toto Home Additions & ADU: The Los Angeles Owner’s Guide
A Toto-equipped home addition or ADU in Los Angeles typically runs $53,100 to $153,400 installed, depending on square footage, site work, and the level of Toto fixture specification you’re after. We stock and install Toto toilets, washlets, and bathroom fixtures as part of full additions and accessory dwelling units, and we can usually begin a project within two to four weeks of your signed written estimate. Most homeowners call us after they’ve discovered their existing bathroom can’t support the addition they want, or they’ve realized a planned ADU needs a second full bath and they want Toto quality from day one instead of swapping fixtures later.
If you’re reading this because a Toto part failed inside an existing addition or ADU, here’s the short version: a Toto fill valve, flush valve, or washlet component that’s acting up inside a permitted structure is usually a half-day fix. If the issue is framing, waterproofing, or drainage connected to the original installation, that’s a different scope, and we’ll tell you that plainly before any work starts.
Which Toto Models This Applies To

We work with the full Toto residential line across Los Angeles additions and ADUs: the Drake, Drake II, Ultramax II, Legato, Nexus, Aquia, and Carlyle series, plus Toto washlet models including the C2, C5, and S7/S7A seats integrated with these fixtures. The compatibility detail that trips up most homeowners is this: Toto’s 1.28 GPF and 1.0 GPF models require different flush valve assemblies, and the washlet mounting pattern on a Drake is not identical to the pattern on an Ultramax II. The model number is stamped inside the tank, not on the lid, so you’ll need to lift the tank lid and look for a black ink stamp that starts with a letter like “CST” or “MS” followed by numbers.
For Toto specifically, we recommend OEM parts over aftermarket equivalents in nearly every case. Toto’s ceramic glazing, the G-Max and Tornado flush systems, and the washlet electrical connections are engineered to tighter tolerances than the generic parts sold at big-box stores, and a cheap aftermarket fill valve will often cause a slow refill or intermittent ghost flushing within a year in Los Angeles water conditions. If you’re trying to match an existing Toto in an addition, take a photo of the stamp inside the tank and text it to us before we come out. It saves a trip.
Mason Remodeling Co Los Angeles is an independent general contractor and remodeler. We’re not affiliated with Toto, but we specify and install their fixtures on a regular basis because they hold up to hard water better than most brands sold in Southern California.

Signs Your Toto Home Additions & ADU Is Failing
- The toilet runs every 20 to 40 minutes for 5 to 10 seconds. This is almost always a failing fill valve or a deteriorating flapper in the flush valve assembly. In Toto towers flush systems, it’s usually the fill valve diaphragm, and it gets worse in Los Angeles because hard water mineral buildup accelerates wear on the seal.
- The washlet seat randomly shuts off or resets during use. This points to a failing electrical connection, usually at the GFCI outlet or the seat’s internal power supply. In ADUs built before 2020, undersized bathroom circuits are a common culprit, and that’s not something a new seat will fix on its own.
- Water pools around the base of the toilet after flushing. The wax ring or Toto’s proprietary Unifit adapter has failed. On a Toto with a Unifit rough-in adapter, this is a more involved fix than a standard wax ring replacement because the adapter has its own gasket that fails independently.
- The flush feels weaker than it did a year ago. Hard water in Los Angeles restricts the rim jets and the Tornado flush nozzles over time, especially in ADUs on well water or older municipal lines. This is usually a cleaning or component replacement issue, not a full fixture swap.
- The addition or ADU itself shows cracking at drywall seams or doors that stick seasonally. This is not a Toto problem at all, but it’s the most common thing we find when owners call about a failing addition. Los Angeles clay soil expands and contracts with rain and drought cycles, and improperly compacted fill under an ADU slab will telegraph movement through the structure for years. The toilet is usually fine; the foundation is not.

AfterReplacement Cost & What’s Included

If you’re replacing a Toto fixture or fixture component inside an existing Los Angeles addition or ADU, most jobs fall between $945 and $3,540 installed, depending on whether we’re swapping a fill valve, a full toilet, or a washlet seat with electrical work. If you’re building or expanding the addition itself, the full project range is $53,100 to $153,400 for a home addition, and $106,200 to $259,600 for a full ADU construction in Los Angeles. Those numbers cover permits, plans, site work, framing, plumbing, electrical, drywall, finishes, and your Toto fixtures specified to the model you want.
Every estimate we give you is written, line by line, before any work begins. You’ll see the cost of the Toto fixture, the labor to set it, the electrical rough-in if a washlet is involved, and the tile, flooring, or wall work around it. Nothing gets added as a surprise later. And our 365-Day Done Right Promise covers the workmanship for a full year from the completion date. If anything we installed fails inside that year, we return and make it right at no charge, no dispute process.
DIY or Call Us?
A Toto fill valve or flapper swap is doable for a careful homeowner with a bucket and an adjustable wrench, and Toto’s engineering makes most of these parts easier to access than on competing brands. What we do not recommend doing yourself is anything involving a washlet’s electrical connection, a Unifit adapter, or any work tied to the structure itself. Replacing a Unifit adapter on a Toto means pulling the toilet completely, and getting the seal wrong means water damage you won’t see until the subfloor in your Los Angeles ADU is already swollen. Electrical work inside a bathroom is code-regulated for a reason, and a failed GFCI connection is a shock risk in a wet room.
If you’d rather not spend your Saturday with your arm inside a toilet tank, call us at (213) 632-5711. We’ll send a technician whose name and photo you’ll have before they arrive, wearing a clean uniform and a photo ID badge at your door. That’s the Threshold Standard, and it’s how every Mason Remodeling Co Los Angeles job starts.
FAQs

A properly installed Toto toilet lasts 20 to 30 years in Los Angeles, with the fill valve and flapper typically needing replacement every 4 to 7 years depending on water hardness and usage. Harsh municipal water in some parts of the city shortens component life, but the ceramic fixture itself rarely fails. Call (213) 632-5711 if you’re running into repeated problems with the same fixture, and we’ll diagnose whether it’s the parts or the installation.
Yes. Fill valves, flappers, flush valve assemblies, and washlet seats are all replaceable components on Toto fixtures, and in most cases a repair costs between $295 and $825 in Los Angeles including parts and labor. A cracked tank or bowl is the only situation where we’d recommend a full fixture swap, since Toto’s ceramic can’t be reliably patched under water pressure. Call (213) 632-5711 and describe what you’re seeing, and we’ll give you a straight answer on repair versus replacement.
A single Toto toilet swap inside an existing Los Angeles bathroom takes two to three hours from arrival to cleanup, including removal of the old fixture, replacement of the wax ring or Unifit adapter, and testing. If a washlet seat with a new electrical circuit is part of the job, plan for a half day. Estimates are free, and you’ll have a written price before we start. Call (213) 632-5711.
We carry common Toto fill valves, flappers, flush valve assemblies, and washlet mounting hardware on our trucks for same-visit repairs across Los Angeles. Less common parts, like the Unifit adapters in specific rough-in sizes or washlet electrical components, are sourced from our supplier network and typically arrive within two to three business days. We’ll tell you at the estimate stage exactly what’s on hand and what needs to be ordered. Call (213) 632-5711 and we’ll check stock while you’re on the phone.
