Tamko Bathroom Remodeling: The Los Angeles Owner’s Guide
A full bathroom remodel in Los Angeles using Tamko-compatible waterproofing, backer board, and shower system components typically runs $10,620 to $33,040 installed, and we stock the common failure points so we can get your project moving in days, not weeks. Most Los Angeles homeowners discover a Tamko-related problem the same way: water staining on the ceiling below a second-story bathroom, cracked grout that keeps returning, or a shower pan that never quite drains dry. The issue is rarely the tile itself. It’s almost always what’s underneath it.
Before you tear into anything, know this: Mason Remodeling Co Los Angeles is an independent service provider. We’re not affiliated with Tamko, but we’ve been working with their waterproofing and substrate products across Los Angeles since 2004. We know which versions fail, which hold up, and what the fix actually costs.
Which Tamko Models This Applies To

Tamko makes a family of products that show up in Los Angeles bathroom remodels, most often their waterproofing membranes, shower pan liners, and cement backer boards. You’ll see Tamko’s name on the backer board sheets behind tile, on roll-on membranes beneath shower floors, and occasionally on peel-and-stick underlayments used under tile in older Los Angeles homes built between about 1995 and 2015. The challenge: Tamko has changed product formulations twice in that window, and the original generation installs were often paired with mastic, not thinset. That combination fails at a much higher rate in our climate.
If you’re not sure which generation you have, there’s a simple check. Pull an escutcheon plate off a shower valve or remove a single piece of tile near the pan. The original Tamko boards are 1/2-inch thick, gray-green, with a slight fiberglass sheen. The newer generation is denser, closer to 1/2-inch but noticeably heavier, and lacks the sheen. The older version absorbs more water after a decade of Los Angeles humidity cycles, which is when corners start to swell and tile starts to pop. We carry the current-generation Tamko-compatible backer boards and membranes on our trucks, plus quality aftermarket equivalents that match or exceed the OEM spec. For Los Angeles homeowners, we generally recommend the aftermarket equivalent when the original product line has been discontinued by Tamko, which has happened twice in the past fifteen years.

Signs Your Tamko Bathroom Remodeling Is Failing
- Grout cracks that come back within weeks of repair. This almost always means the substrate beneath the tile is moving. Tamko backer board that has absorbed moisture will swell, especially at the corners, and no amount of fresh grout will fix it until the board is replaced.
- Water stains on the ceiling below an upstairs bathroom. This means the shower pan liner or waterproofing membrane has a breach. By the time you see the stain, the water has been traveling for weeks, typically along a joist. In Los Angeles, where many homes have plywood subfloors and drywall ceilings, the damage underneath is usually larger than the stain suggests.
- A shower pan that never quite drains completely. A properly sloped pan drains within a few minutes after the water is off. If yours leaves a puddle that lingers for an hour or more, the slope has likely failed, or the liner is sagging. This is a tear-out-and-replace situation, not a caulk-and-hope situation.
- Tiles that sound hollow when tapped. Walk the shower walls with the handle of a screwdriver. A crisp, flat tap is good. A hollow thump means the tile has separated from the Tamko board behind it. One hollow tile may be isolated. Three or more in a row means the bond is failing across a section.
- Musty smells that don’t go away. Mold has established itself in the cavity behind the tile or beneath the pan. In Los Angeles, where warm air meets the cooler water lines inside the wall, condensation inside the cavity is a year-round reality. The smell means moisture is being trapped by a failed membrane, not released.

AfterReplacement Cost & What’s Included

In Los Angeles, a Tamko-related bathroom repair or remodel typically runs $10,620 to $33,040, depending on what you’re actually fixing. A targeted repair, like replacing a failed section of backer board and retiling a shower alcove, lands on the lower end. A full tear-out and rebuild, including new waterproofing membrane, shower pan, valves, and tile, lands on the upper end. Our written price includes the parts, the labor, the waterproofing, the tile and grout, and the haul-away of the old materials. You get that price in writing before a single tool comes off the truck, and it does not change once work starts unless you ask us to add something to the scope.
Every project is covered by our 365-Day Done Right Promise. If anything isn’t right within a year of the completion date, we return and make it right at no charge. No dispute process. No conditions.
DIY or Call Us?
Here’s the honest split. If you want to remove an escutcheon plate and check which generation of Tamko board you have, that’s a safe five-minute job. If you want to pull one tile near the pan to see the condition beneath it, that’s also reasonable. But once the waterproofing membrane or backer board is compromised, the repair is not a weekend project. Cutting out wet backer board means cutting into the wall cavity, inspecting studs for rot, re-waterproofing, re-boarding, and retiling. If you get the waterproofing sequence wrong, you’re buying the same failure again in two or three years, and you’ll pay more the second time because now there’s mold and structural repair involved. We’ve rebuilt more than a few showers in the Valley that were “fixed” by a brave homeowner with a YouTube video and a caulk gun.

FAQs

In our experience across Los Angeles, Tamko backer board and membrane installations last 15 to 25 years when they were installed correctly with thinset and proper slope. The first-generation Tamko products, especially those installed with mastic, start showing failures at the 10 to 15-year mark. We see the difference most clearly on the west side, where salt air accelerates the degradation of older cementitious products.
Sometimes, but honestly, it depends on where the failure is. A small breach near the shower valve can often be repaired by opening the wall behind the valve, replacing the section, and retiling that area, which keeps the project in the $3,540 to $10,030 range for a shower replacement. If the pan liner has failed or the backer board is saturated across multiple studs, a full replacement is the only fix. Call us at (213) 632-5711 and we’ll tell you straight which one you’re dealing with.
A full bathroom tear-out and rebuild with new waterproofing typically takes 2 to 4 weeks in Los Angeles, depending on whether there’s structural repair behind the tile and how long your chosen tile takes to arrive. We give you a written schedule with the written price, and we stick to it or tell you why we’re not going to.
We keep the current Tamko-compatible backer boards, membranes, and pan liners on our trucks, along with quality aftermarket equivalents for the discontinued generations. We also stock KraftMaid and Cambria materials for vanities and counters, and Silestone for surfaces, so we’re not waiting on anyone to finish your bathroom.
