ES Windows Roofing: The Los Angeles Owner’s Guide

We stock and install ES Windows-compatible roofing systems across Los Angeles, with most full replacements running between $9,440 and $23,600 depending on the roof’s size, pitch, and current condition. Most owners discover a problem the same way: a water stain on the ceiling after the first real rain of the season, or granules collecting in the gutter after a dry Santa Ana stretch. If you’re seeing either, call us at (213) 632-5711 for a free estimate.

Roofing in Los Angeles County takes a beating that most people don’t think about. UV exposure breaks down asphalt shingle binders faster here than in most of the country, and the seasonal wet-dry cycle through fall and winter means small gaps get worked open over time. If you have an existing ES Windows product adjacent to or integrated with your roofing – skylight flashings, integrated solar mounts, or roof-to-wall transition pieces – the failure usually shows up at those junction points first. Hairline membrane cracks at flashing seams are the most common culprit we see before the underlayment itself ever goes. Our crews carry replacement flashing kits and OSI QUAD and Geocel sealants on every roofing truck because those seams are where Los Angeles roofs fail most often.

Which ES Windows Models This Applies To

A home office with a built-in desk and shelves

We work on all the ES Windows product families that interface with roofing assemblies: the ES1500 and ES1600 flush-glaze skylight lines, fixed and vented ES700 series units, and the ES Curtainwall and ES StructuRail glass systems where they meet roof membranes at parapets and deck transitions. If you’re replacing a roof and have these installed, the flashing and sealing approach matters more than the shingle or membrane choice above them.

Identifying your unit is straightforward. Every ES Windows skylight or roof-glazed unit has an etched label on the inside edge of the glass, near one corner. It will show the series code (ES700, ES1500, etc.) followed by a four-to-six digit size reference. The frame profile depth matters too: the ES700 frames are roughly 5.5 inches deep while the ES1500 and ES1600 units run closer to 7.5 inches, which changes the flashing kit required. For aftermarket replacements, we use flashings from SKY and Majestic that are physically interchangeable with OEM ES Windows flashings, with the same aluminum gauge or better. OEM kits for older ES700 units are getting hard to source quickly, so we keep the aftermarket equivalents on the truck to avoid leaving a homeowner with a tarped skylight for two weeks.

One compatibility gotcha worth knowing: the ES1600 stepped-flashing profile changed in 2019, and the newer low-profile corner pieces will not seat properly on pre-2019 frames. If you’re doing a partial replacement, confirm the production date before ordering parts, because the wrong flashing corner will leak no matter how much sealant goes over it. We check this on every ES Windows jobsite before quoting.

Signs Your ES Windows Roofing Is Failing

  • Water staining at the top corners of the skylight or glass opening. This almost always means the header flashing has lifted or the membrane seam above the curb has split. In Los Angeles, the sun degrades the exposed sealant bead first, and water follows the gap down the frame channel.
  • Granules accumulating at downspout outlets. Asphalt shingle surface loss is normal with age, but a sudden increase means the binder is failing and the shingles are no longer shedding UV the way they should. If the roof is over 15 years old in direct sun – common in Van Nuys, Reseda, and the Valley where we grew up – it’s time for a full inspection.
  • Visible daylight or a soft ceiling spot directly beneath an ES unit. Once you can see light or push a finger into a soft patch of drywall, water has been working through the assembly for weeks or months, not days.
  • Membrane bubbling or lifting along the roof-to-glass transition. This happens when moisture gets trapped under the roofing membrane and the heat of the day expands it. The membrane will tear eventually if not resecured.
  • Flashing corrosion at the corners of an ES700 or ES1500 frame. Aluminum flashing oxidizes, but when the white corrosion is thick enough to flake off, the metal is thinning and a pinhole leak is next. Coastal-adjacent Los Angeles zip codes see this accelerated by salt air.

Replacement Cost & What’s Included

An open living space after a whole-home remodel

In Los Angeles, a roof replacement with an ES Windows integrated skylight or glass transition typically runs from $9,440 to $23,600. The range comes down to three things: roof square footage, pitch (anything over a 6/12 pitch slows us down and raises labor cost), and how much of the ES Windows assembly needs to be disassembled and refitted. A roofing repair around an ES unit – resealing, flashing replacement, membrane patching – usually falls between $470 and $2,125.

Every estimate you get from us is a written, line-item price before any work starts. You’ll see parts, labor, disposal, and what the flashing and sealant portion will cost separately. The 365-Day Done Right Promise covers the roof and all ES Windows interface work: if anything fails within a year of completion, we return and fix it at no cost to you. That’s not a promo line, it’s the threshold for how we’ve run jobs since 2004.

DIY or Call Us?

Here’s the honest split. You can check the sealant beads and flashing visually from inside the house or from the ground with binoculars. If you see cracked or peeling sealant around the ES Windows frame, you’ve found the entry point. But roof work around glass assemblies is not a weekend project. The height, the heat, and the risk of cracking an ES Windows panel that costs thousands to replace means this is a job for someone who does it weekly. One wrong step on a Los Angeles roof in July and you’re dealing with a hospital bill that dwarfs the repair cost.

This is work we do with proper fall protection, proper flashing tools, and the experience to know when a corner detail needs a full re-flash instead of a gob of caulk. Isaac Pruett has been on residential and light commercial roofs across Los Angeles County for the better part of two decades, and the crews on your roof will be background-checked, uniformed, and introduced by name and photo before they ever set foot on the property.
