ViewLux Home Additions & ADU: The Los Angeles Owner’s Guide
Mason Remodeling Co Los Angeles installs and services ViewLux-compatible home additions and ADU components throughout the Los Angeles area, with full additions typically running $53,100 – $153,400 depending on scope. Most homeowners discover a part has failed when they notice a sag in the roofline above the addition, a door that suddenly won’t latch in the new ADU, or water staining where the addition meets the original structure. We stock the common ViewLux-spec trims, flashing, and framing hardware on our trucks, so a diagnosis visit usually turns into a fix the same day.
We’re an independent Los Angeles contractor, not affiliated with ViewLux. That matters because we match parts by spec and measurement, not by brand loyalty, which keeps your options honest and your price grounded.
Which ViewLux Models This Applies To

ViewLux home additions and ADUs built in the last 15 years generally use one of two attachment systems: the VL-Flush series, where the new roofline ties directly into the existing fascia, or the VL-Step series, which drops the addition’s roof plane below the original eave. The parts you’ll need differ by series, and here’s the gotcha we see regularly: VL-Flush flashing is cut for a 2×8 rafter tail, while VL-Step expects a 2×10. Order the wrong one and you’ll be shimming and caulking a joint that should have been a clean mechanical tie.
Look for the model plate on the interior of the addition’s electrical panel door or stamped into the beam pocket at the point where the addition meets the house. If the label is gone, measure the rafter tail depth and the reveal from the existing fascia to the new fascia. We match OEM part numbers when the original is still made, but for ViewLux specifically, several aftermarket equivalents from KraftMaid’s hardware line and Silestone’s trim profiles hold up better in Los Angeles sun exposure than the factory originals.

Signs Your ViewLux Home Additions & ADU Is Failing
- Cracking at the roofline seam. Los Angeles heat cycles expand and contract the flashing where the addition meets the original frame. When the sealant fails, the crack widens and water gets into the framing. This is the most common first sign.
- A door that starts binding. The VL-Step series carries load on a lower plate than the original structure. As that plate settles or shifts, the addition’s door frames twist. If the latch no longer lines up, the part below has moved before the door did.
- Water staining on the new ceiling. This usually means the drip edge or the addition’s underlayment has failed, or the flashing was never stepped correctly at the original install. Stains spread fast in Los Angeles winter rain.
- Drywall nails popping along the seam. That’s differential settling between the old structure and the addition. When the connection hardware was undersized, the two buildings move at different rates, and the seam pulls apart.
- Condensation on windows only in the new space. The addition’s insulation or vapor barrier was shorted, which is a material failure, not a weather problem. Los Angeles humidity near the coast makes this one show up faster in Venice than in Woodland Hills.

AfterReplacement Cost & What’s Included

In Los Angeles, a full ViewLux home addition or ADU runs $53,100 – $153,400. The spread comes down to square footage, whether you’re repairing a failing part or building from scratch, and whether the original attachment hardware needs to be replaced. A smaller scope, like re-flashing the seam and replacing a failed beam pocket, lands at the low end. A complete rebuild with new framing ties, roof structure, and finish work climbs toward the top.
Every quote is a written price delivered before any work starts. You’ll see the parts cost listed separately from labor, and the warranty states coverage for 365 days from the completion date. If a repair or installation fails within that year, we return and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s written into every project we do.
DIY or Call Us?
You can safely check the model plate, measure your rafter tails, and photograph the cracking before you call. That helps us identify the part before we arrive. But once you’re into flashing removal, beam pocket repair, or anything involving the structural connection between the addition and your home, DIY goes wrong quickly. The attachment carries roof load, and a failed repair there means water in the walls and a bigger bill later. Isaac Pruett grew up watching his uncle rebuild houses on Roscoe Boulevard in the San Fernando Valley, and the lesson that stuck: the parts you don’t see are the ones that cost you. Call (213) 632-5711 and we’ll send a background-checked technician with a name badge and a photo ID before they ever step through your door.
FAQs

Twenty to thirty years for framing hardware and flashing, assuming the original install was sound and the addition is on a stable foundation. Los Angeles sun shortens the life of any exposed sealant to about five to seven years, so plan on re-sealing the seam on that cycle.
Flashing and sealant can usually be repaired in place. A shifted beam pocket or a cracked attachment plate needs replacement, because the part has already deformed under load. We’ll tell you which one you’re dealing with before we quote, and the written price won’t change once work starts.
Re-flashing a seam takes one day including sealant cure time. Replacing an attachment plate or beam pocket takes two to three days depending on whether drywall needs to be opened and patched. A complete addition rebuild runs eight to twelve weeks.
We keep the common VL-Flush and VL-Step flashing profiles, drip edges, and framing ties stocked on our Los Angeles trucks. Less common parts are sourced same week through our supplier network, which includes KraftMaid, Cambria, and Silestone product lines for finish work. Call (213) 632-5711 and we’ll confirm availability before you schedule.
