Boxabl Bathroom Remodeling: The Los Angeles Owner’s Guide
Boxabl bathroom remodeling in Los Angeles typically runs $10,620 to $33,040 installed, depending on whether you’re replacing a single wall panel or doing a full wet-bath overhaul with new waterproofing, bath module, and shower pan. We stock the common Boxabl-compatible trims, seals, and shower modules that fail first, and we can usually start within a few days of your call. Most owners discover the problem the same way: a soft spot under the shower floor, water staining at the wall seam, or a persistent mildew smell that cleaning won’t touch. By that point, the damage has usually been working behind the panel for months.
Boxabl’s factory bathroom may pack into a fold-down module, but once it’s unfolded and plumbed in Los Angeles, it behaves like any other wet room. The joints, seals, and waterproofing layers are doing real work every single day, and California’s hard water and humidity swings don’t do them any favors. This page covers what we’ve learned pulling Boxabl bathrooms apart across LA County for the last decade.
Which Boxabl Models This Applies To

The Casita is the model we see most in Los Angeles, and its bathroom is a single molded wet-bath module with an integrated shower pan, toilet flange, and sink mount. The original 2021 and 2022 Casita builds used a two-piece shower surround with a seam running vertically behind the shower head. That seam is the number one failure point we see. Later production runs moved to a one-piece surround, which eliminated the seam but shifted the weak point to the floor-to-wall transition at the shower pan lip.
If you’re not sure which you have, open the shower and look at the wall directly opposite the valve. Two-piece surrounds show a visible caulk line running floor to ceiling. One-piece surrounds have no vertical line, but you’ll see a wider factory trim strip at the base where the pan meets the wall. The Boxabl serial number is on a sticker inside the bathroom’s lower cabinet, and the seventh digit tells us the production run. We can match OEM Boxabl panels, or upgrade you to a seamless aftermarket surround with better lap joints than the factory seam. Mason Remodeling Co Los Angeles is an independent service provider, not affiliated with Boxabl, so we stock both factory-spec and upgraded equivalents and we’ll give you a straight recommendation either way.

Signs Your Boxabl Bathroom Remodeling Is Failing
- Caulk pulling away at the shower pan lip. Boxabl’s factory adhesive doesn’t always survive Los Angeles temperature swings, and once the seal breaks, water wicks into the floor channel. The fix is a full removal, dry-out, and re-seal with marine-grade sealant, not another bead of caulk over the old one.
- Soft spots in the bathroom floor outside the shower. This means water has already gotten under the pan and is delaminating the floor substrate. By the time you feel it with your foot, the repair is a panel replacement, not a seal job.
- Persistent mildew smell that comes back within a week of cleaning. Mold is living inside the wall cavity behind the surround. Cleaning the surface doesn’t touch it, and the smell is the colony breathing after every shower.
- Rust streaks from the shower valve trim. Boxabl’s early trim kits used a plated finish that doesn’t hold up to LA’s chlorinated water. The streaks are cosmetic at first, but the underlying valve body is often the next thing to go.
- Door not closing flush on the bath module. The Casita’s folding walls settle slightly after the first year, and the bathroom module frame can twist a quarter inch, which binds the door. It’s a symptom of frame settling, not a hinge problem, and it usually comes with the floor-gap issues above.

AfterReplacement Cost & What’s Included

Here’s what Boxabl bathroom work costs in Los Angeles, installed by our crews:
- Shower surround replacement (one-piece aftermarket): $3,540 – $10,030
- Tub-to-shower conversion (full Boxabl wet-bath swap): $4,130 – $11,800
- Full bathroom remodel with new waterproofing, pan, surround, and fixtures: $10,620 – $33,040
- Water damage repair and re-seal only: $1,180 – $4,720, depending on how far the water traveled
The range depends on whether we’re opening one wall or gutting the module, what condition the subfloor is in, and which finish tier you pick. Every quote we write is a fixed price delivered before work starts, and it includes all parts, labor, disposal, and the permit if Los Angeles Department of Building and Safety requires one for your scope. We don’t do change orders unless you change the scope. The 365-Day Done Right Promise covers the work from completion date to one year out, and if anything fails in that window, we return and fix it at no charge.
DIY or Call Us?
Some things you can safely check yourself. Peel back the caulk at the shower pan and see if it’s wet behind it. Look under the lower cabinet for the serial sticker and write down that seventh digit so we can match your production run over the phone. Check whether your floor outside the shower flexes when you press it with your heel.
What you shouldn’t do is start pulling panels. The Boxabl bathroom module carries plumbing and drain lines inside the wall cavities, and the wet-bath walls are structural in the folded design. Cutting into the wrong point means cutting a drain line or a tension strap, and then you’ve got a $800 plumbing repair on top of whatever the original problem was. If the floor is soft, the water has already reached something you can’t see. Call us at (213) 632-5711 and we’ll send a crew that’s been inside these modules before.
FAQs

The factory wet-bath module, with proper sealing and no water intrusion, should last 15 – 20 years before the shower pan or surround needs replacement. In Los Angeles, hard water deposits speed up valve and trim wear, so expect to replace the shower valve and trim kit every 7 – 10 years even if the structure is fine.
Yes, if the water hasn’t reached the subfloor or wall framing. About half the Boxabl bathrooms we see in Los Angeles need only a re-seal and a new trim kit. Once the floor flexes or the wall behind the surround feels damp, we’re replacing panels, not patching them. Call (213) 632-5711 and we’ll send someone to tell you which one yours is.
A surround or pan replacement takes 2 – 3 working days. A full wet-bath gut and rebuild takes 5 – 7 working days, including waterproofing cure time. We’ll give you a start date and a finish date in writing before we begin.
We keep the common failure parts on hand: surround trims, shower pans, valve kits, and the upgraded aftermarket surrounds that fix the factory seam issue. If your Casita needs an OEM panel from a specific production run, we order it direct and it’s usually here in Los Angeles within a week. We also stock compatible fixtures from our material partners, including Kohler and Moen, if you’d rather upgrade while we’re in there.
