ES Windows Kitchen Remodeling: The Los Angeles Owner’s Guide

ES Windows kitchen remodeling in Los Angeles typically costs between $16,520 and $53,100 for a complete kitchen, with window and door work falling between $5,310 and $17,700 depending on how many frames are involved and whether we’re replacing glass, hardware, or the full extrusion. We stock ES Windows-compatible components at our Los Angeles shop, and most single-part replacements can be scheduled within a week. You’ll usually know something’s wrong the first time you struggle to close a window over the sink, notice condensation trapped between panes, or feel a draft on a windy evening in the Palisades.

We’re Mason Remodeling Co Los Angeles, an independent contractor serving homeowners across Los Angeles County. We’re not affiliated with ES Windows, but we’ve worked on enough of their frames in Los Angeles kitchens to know exactly which parts fit, which ones fail first, and when it makes more sense to replace the whole window than to keep patching it.

Which ES Windows Models This Applies To

ES Windows builds residential and light commercial frames in a few distinct series, and the part you need depends on which line was installed. The most common lines we see in Los Angeles kitchens are the ES700 and ES900 series, along with the older ES500 frames that show up in homes remodeled in the 1990s and early 2000s. Each series uses different roller assemblies, lock mechanisms, and weatherstripping profiles. A roller from an ES700 will not seat correctly in an ES900 track, and forcing it will chew up the sill in a matter of months.

There’s usually a label on the inside of the frame or the edge of the sash with the series number. If the label is faded or painted over, measure the thickness of the glass unit. The ES700 uses a 1-inch insulated glass unit, while the ES900 runs 1-1/8 inches. That measurement matters more than you’d think because the wrong glazing bead will leave the glass loose against the seal. On parts, we recommend OEM ES Windows components whenever the frame is under ten years old. After that, we’ll often suggest a quality aftermarket equivalent for rollers and locks because the OEM pricing on older-series parts gets steep and the aftermarket options from our Los Angeles suppliers match the original spec.

Signs Your ES Windows Kitchen Remodeling Is Failing

  • The window sash drags or sticks when you slide it. ES roller assemblies collect cooking grease and fine dust from the kitchen, and once the bearings bind, the sash starts grinding against the track. Left alone, this wears a groove into the aluminum sill that costs more to fix than the roller itself.
  • Condensation or haze between the glass panes. The seal on the insulated glass unit has failed. In Los Angeles’s dry climate, this usually gets blamed on age, but it’s often the result of a hard slam against a pot or a kid leaning on the sash. The glass needs replacement, not just the frame parts.
  • The locking mechanism doesn’t fully engage. On older ES500 and ES700 frames, the die-cast lock body cracks at the mounting screw. You’ll feel the handle turn, but the latch point never seats into the keep. From a security standpoint, that window is wide open even when it looks closed.
  • A draft around the frame on cool nights. ES weatherstripping is a wool pile that flattens permanently after years of direct sun on a west-facing Los Angeles wall. When you can feel air moving at the meeting rail, the pile is shot and the aluminum edges are touching.
  • Visible salt bloom or pitting on the frame exterior. Homes within a few miles of the coast, from Santa Monica down through the South Bay, see accelerated oxidation on ES aluminum frames. Pitting near welded corners is an early sign the frame is losing structural integrity, and it’s the point where we’ll tell you honestly whether replacing the window makes more sense than replacing parts.

Replacement Cost & What’s Included

Parts-and-labor for an ES Windows kitchen repair in Los Angeles runs from about $470 up to $2,950 depending on what’s failed. A roller swap or lock replacement lands on the lower end. A full insulated glass unit replacement on a large kitchen window runs higher, and if multiple windows are involved, costs rise accordingly. Complete window replacement in a Los Angeles kitchen falls between $5,310 and $17,700, and a full kitchen remodel with ES Windows integrated runs $16,520 to $53,100.

Here’s the line-item breakdown for typical ES Windows kitchen work in Los Angeles:

Service Los Angeles Price Range
ES Windows roller or lock replacement $470 – $2,125
Insulated glass unit replacement (per window) $945 – $2,950
Weatherstripping replacement (per window) $295 – $825
Window replacement (per window) $5,310 – $17,700
Full kitchen remodel including ES Windows $16,520 – $53,100

DIY or Call Us?

There are two things you can safely check on your own. First, clean the track with a dry brush and verify nothing’s wedged in it. Second, check the lock keep screws with a screwdriver to see if they’ve loosened. That’s the extent of it. What I’d never recommend is trying to remove an ES sash yourself, and here’s why: the rollers are under the weight of the glass, and when they release, the sash can drop fast. A kitchen window above a countertop puts you in an awkward stance, and a dropped sash takes out tile, counter overhangs, and fingers in the same motion. The glass unit alone on a large ES window can weigh 40 to 60 pounds. If the frame is corroded or the roller is seized, call us at (213) 632-5711 instead. We’ll send a uniformed, background-checked technician with a photo ID badge, so you’ll know exactly who’s at your door before you open it.
